With Section 23 tax incentives due to run out by the end of the year, the rush to launch the remaining apartment schemes on to the market continues unabated. This week, Hooke & MacDonald is taking bookings for 41 apartments at the junction of Bolton Street and North King Street, Dublin 1.

One-bedroom apartments are priced from £95,950, while two-bedroom units will cost between £122,950 and £131,000. Kingsmill Court is well located between the Jervis Centre and Smithfield, and just off Capel Street.

Its proximity to the DIT at Bolton Street will ensure a constant rental market for apartments.

A short walk down Capel Street and over the bridge will bring buyers to Temple Bar, with its varied choice of pubs and restaurants.

Desiged by John Sugars and Partners, Kingsmills Court has an interesting mix of one and two-bedroom apartments on four floors over shops at street level.

The block is being built around a landscaped courtyard. There is also a roof garden for residents and an underground car-park with an electronically controlled security gate. The apartments will be of particular interest to both to owner-occupiers and Section 23 investors because of the tax shelters available.

Investors will be able to write off about 90 per cent of the cost against rental income.

Owner-occupiers will be able to offset a similar proportion of the cost. The relief is treated as a personal allowances and can be claimed against an individual's total income.
