DUBLIN 6: €895,000:DECADES ago, Palmerston Rugby club was located off Milltown Road in Dublin 6. When it was sold off, apartments and houses were built on the land and one of those developments is Palmerston Grove, a quiet cul de sac built in the 1970s.

At the time they were probably called “executive homes”, being large four-bedroom detached redbrick houses, and they were modern for their time.

The owners of number 9, which is now for sale through Felicity Fox for €895,000, bought in early 2005 and embarked on a nine-month renovation project that completely modernised the house, giving it a contemporary feel, as well as extending it out the back to create a bright, spacious kitchen.

It now has 160.5sq m (1,730sq ft) of space and the interior is quite different from its 1970s origins. Wide-plank limed French oak floorboards were installed in all downstairs rooms and the internal doors were replaced with smart new oak ones.

There’s a large livingroom on one side and a smaller family room on the other, but the star attraction is the bright open-plan kitchen/diningroom at the back, with its sleek modern white gloss, quartz-topped Italian kitchen.

One of the owners is a keen cook so as well as extensive wall presses, and worktop spaces there is a large island unit and the appliances include two integrated Liebherr fridge freezers and a built-in Siemens oven.

The focus in this area – most of the back wall is made up of glazed doors or tall windows – is out to the garden, which in 2007 was given a professional makeover. It’s a tranquil design that includes a contemporary water feature, raised deck, patio areas and sympathetic planting.

There are four bedrooms, one en suite and, as well as the family bathroom, there is a guest toilet downstairs. The bathrooms have Duravit fittings, clever lighting, surround sound and underfloor heating. While the renovation was carried out more than five years ago, the house has been so well cared for, and the design choices so carefully made, it would be easy to believe the builders had just left.
