Clonliffe Road, which links Drumcondra to Ballybough, has a variety of period property styles lining the leafy street ranging from handsome bay-windowed redbricks at the Drumcondra end through to smaller, villa-style houses. A lot are of the terraced Victorian kind also seen in Ranelagh and nearby Phibsboro.

Many of those that are brought to market are in need of extreme modernisation, which, in the current upwards-only building costs market, may prove expensive.

Number 30 is a three-bedroom redbrick where all the hard work is already done. The property, which is within a minute’s walk of Ballybough village, was refurbished in 2007 and is now in turnkey condition. There is no need to chase costings from builders and almost faint at the tender prices.

The refurbishment includes new coving and ceiling roses visible in the hall, where there is a polished tiled floor, and in the interconnecting reception rooms. These spaces all have good ceiling heights, which exceed 3 metres. Fold-back doors that sit flush with the wall divide the reception rooms, each of which has a feature fireplace. Underfoot are polished timber floorboards the colour of a good cognac.

These rooms are relatively modest in size: the room to the front is 14sq m while the dining room overlooking the back is just over 12.5sq m.

Steps lead past a guest toilet under the stairs to the eat-in kitchen in the return. Set up in a galley style with oak under-counter units and metro tiled splashbacks, it is smartly appointed with a large Smeg range cooker and gas hob, and room for a small dining table. To its rear is a utility room that isn’t as well appointed as the rest of the property but gives you space for white goods, for an additional fridge freezer and to dry clothes out of sight.

The garden, while northeast facing, is nicely landscaped with a patio of Indian sandstone and the rest set out in lawn. It is more than 11 metres long and four metres wide so you will get sun at the back where there is also a small garage, with room for one car, and vehicular access to a lane.

The property has three bedrooms: two fine doubles on the first floor, and a single and light-filled shower room on the return. The doubles have polished timber floors with the main set to the front. From here, you can see all the way across the city to the mountains.

The property, which has a Ber of E2, extends to 130sq m with a further 16.5sq m of attic space. This room has built-in bookshelves and a small shower room with a rooflight. The ceiling height here is good and it’s the perfect place to set up an office to effectively escape family life should you wish to work from home.

The property is asking €645,000 through agent Kelly Bradshaw Dalton.
