Sunnyside, at 14 D Sandymount Green started life in the 19th century as a carriage house for the castellated house next door, and was converted into two apartments in the 1980s.

Purchased by architect Clodagh Nolan in 2007, the property complete with battlement parapets, underwent a complete renovation and refurbishment. It featured in RTÉ series Home of the Year 2016. While the episodes were filmed in 2015, by the time the programme had aired, Nolan had already extended the property to include a dining room and private terrace, which now offers 102sq m of space.

“Overall the extension really transformed the property: the new dining room allowed the kitchen to be completely reorganised, and the outside space made the best use of the south-facing aspect,” says Nolan.

Describing her style as simple, crisp and uncluttered, Nolan says one of the best features of the property is the amount of natural light that flows in through a mixture of roof lights, full-length windows and the concertina doors of the dining room.

Sliding internal doors

The majority of the accommodation is on the upper floor – with the exception of a utility just inside the front door.

The use of sliding internal doors allow the rooms to flow into one another and the entire property is painted in palettes of white which helps to reflect the internal light.

The property has three bedrooms – one currently used by Nolan as an office – which has the benefit of a bespoke table which converts to a bed for overnight guests.

The kitchen, a mixture of oak, stainless steel and Caesarstone opens into the dining room and also into the dual aspect living room which gives a really great sense of flow to the apartment.

The master – like the rest of the property – is very bright, and has a large en-suite set behind a curved wall.

The extension really makes this property special, not only in terms of light and size but the glass concertina doors allow the terrace to become an integral part of the building during clement weather.

While the apartment has a small maintenance free front garden – with the benefit of off-street parking, Sandymount Green is just across the road.

Bennetts auctioneers are asking €950,000 for this unique conversion in the heart of Sandymount village.
