Finnegan Menton set a new record in apartment prices when it achieved £1.3 million at auction for a four-bedroom, two-storey apartment in a converted Georgian house at 29 Merrion Street Upper, in Dublin 2, last week. The agents had been quoting a pre-auction guide price of £850,000 for the apartment, which has its own front door on to Merrion Street. In Dublin 4, a four-bedroom mews house at 81a Strand Road, Sandymount, was withdrawn at £345,000 by Bennetts, which sold it later for a higher price.

In Ranelagh, a three-bedroom terraced house at 7 Upper Mount Pleasant Avenue, Dublin 6, was sold at auction for £475,000 through Lisney.

Also in Ranelagh, a three-bedroom semi-detached house at 61 Moyne Road, made £395,000 through Sherry FitzGerald.

In Foxrock, Dublin 18, Dalwhinnie, a four-bedroom detached house on 0.33 acres on Leopardstown Road, was withdrawn at £540,000 and sold later for a higher price through Lisney.

Elsewhere in Foxrock, a four-bedroom detached house at 46 Beech Park Drive was withdrawn by Sherry FitzGerald, which is quoting £405,000.

In Dun Laoghaire, 20 Rosmeen Gardens, a three-bedroom semi, was withdrawn at £325,000 by Douglas Newman Good.

Also in Dun Laoghaire, 55 The Anchorage, on Crofton Road, a two-bedroom apartment, was withdrawn by Sherry FitzGerald, which is quoting £350,000.

In Dalkey, Sherry FitzGerald achieved £365,000 at auction for St Heliers Lodge, a three-bedroom house on Sorrento Road. In Killiney, a four-bedroom semi-detached house at 15 Rock Lodge, was sold at a Sherry FitzGerald auction for £340,000.

A four-bedroom semi-detached house at 20 Ballytore Road, Rathfarnham, Dublin 14, was withdrawn at £362,000 and sold later for a higher price through Hamilton Osborne King.

In Dublin 1, a house in four units at 450 North Circular Road was sold at a Sherry FitzGerald auction for £460,000.

A three-bedroom semi-detached house at 2 Royal Canal Bank, Broadstone, Dublin 7, was withdrawn by Gunne Residential, which is quoting £275,000.

In Chapelizod, Dublin 20, 7 Mullingar Terrace, a three-bedroom mid-terrace house, was withdrawn at £192,000 and sold later for a higher price through Jackson-Stops. In north Co Dublin, St Jude's, a detached bungalow on 3.5 acres on Palmer Road, Rush, was withdrawn by Douglas Newman Good, which is seeking in the region of £850,000.

In commercial sales, Cumisky Cooke Scales secured £460,000 at auction for a residential shop premises at 11a Vernon Avenue, Clontarf, Dublin 3. A three-storey refurbished guesthouse, Ambassador House, at 36 Kenilworth Square, Rathgar, Dublin 6, was withdrawn at £550,000 and is under negotiation through Lowe & Associates.

In Athboy, Co Meath, the Raymond Potterton agency auctioned two properties.

A 6.6-acre site with planning permission for 38 units on Connaught Street was withdrawn at £770,000.

A 0.6-acre site at O'Growney Street made £150,000.

A 31-acre non-residential farm at Rodstown, Kells, Co Meath, was sold at auction for £130,000 by Raymond Potterton.

A 3.5-acre site with planning permission for 28 semi-detached and townhouses on Dublin Road, Castlepollard, Co Westmeath, was sold at auction for £410,000 by Sherry FitzGerald Davitt & Davitt.

The de Courcy agency is seeking £385,000 for Yankee Clipper Foynes public house on Main Street, Foynes, Co Limerick, following its withdrawal from auction at £260,000.

In Waterford, The Shillelagh Bar, in Ballybeg, was sold at auction for £325,000 by John Rohan.

Still in Waterford, Jerry's Bar at 16 Barrack Street, was withdrawn at £500,000 and is under negotiation through O'Shea O'Toole.
