The very first pint of Guinness was brewed in Leixlip and this picturesque town by the Liffey is still a very satisfying place to live, according to agent Gerry Leahy. Leahy Properties is launching Rinawade, a small scheme of three-bedroom and four-bedroom houses just outside the town this weekend, with completion dates from July to September this year.

There will be a total of 22 semi-detached in the Rinawade scheme. Prices start at £119,950 for a 1,100 sq ft three-bedroom semi and £155,000 for a 1,340 sq ft four-bedroom semi-detached house. The four-bedroom houses come with integral garages as standard and some three-bedroom units can accommodate a garage at extra cost. The Rinawade development is situated on the far side of Leixlip adjoining the Cyber Plains development which generated huge publicity when it was launched about two years ago. The builders of this development are Glade Court Limited.

The houses are designed in two cul-de-sacs with an agricultural outlook to the rear. Across the road, the Intel and Hewlett-Packard plants should ensure a continuous supply of tenants for investors in the scheme. The site is bounded by the N4 motorway and the suburban railway station at Leixlip is nearby. Features of the Rinawade houses include a full redbrick frontage, Georgian-style PVC windows and a good quality fitted kitchen. Fireplaces are standard as are Regency-style panelled doors and coved ceilings. Garages could become a rarity in new developments should densities be increased. The option of converting a garage to extra living accommodation (subject to planning) will be attractive to an expanding family.

The three-bedroom semi-detached houses from £119,950 have a bay-windowed sitting-room with double doors to a large L-shaped family area. This incorporates the spacious kitchen/ breakfast-room. Three good-sized bedrooms are on the first floor, with the main bedroom en suite and a family bathroom. The four-bedroom semi-detached houses have plenty of family living space. Features include a nice-sized sitting-room with a bay window and a dining-room with patio doors to the garden. There is also a large kitchen/ breakfast-room with a separate utility room. Upstairs, there are four bedrooms with the main room en suite and a family bathroom. Gardens are levelled and seeded, with a low brick wall to the front.
