Spencer Auctioneers is seeking offers of around €350,000 and will be putting the house up for auction at a date yet to be announced in the autumn if it doesn’t sell beforehand. The three-bedroom house sits in its own grounds (of 0.37 acres) and shares a small pier with a neighbouring farm. It is on the Western Way, a 50km walking route from Oughterard to Leenane, taking in forests, moorland and rivers, offering all of the wildlife associated with such rich and varied countryside: neighbours include otters, hares, badgers, stoats, red squirrels, plenty of birds, deer and, that rare enough beast, the pine marten.

The cottage, which is seven miles from Oughterard and 24 miles from Galway city, has been untouched by boom-time interior makeovers, carrying the Irish country stalwarts of lino in the kitchen and carpet in the bathroom. On the ground floor is a kitchen/diningroom and sittingroom, which all overlook the lake.

Upstairs are three bedrooms and a bathroom. Outside is a stone shed with an overgrown stream running beside it, which could be opened up. Further ‘water features’ include a well opposite the house.
