A PRIVATE investor is to offload a commercial building in Dublin's Temple Bar area and a Georgian office building at 33 Lower Baggot Street, Dublin 2. The four-storey over basement building in Baggot Street includes a mews at the rear fronting on to Fitzwilliam Lane, from which there is access to four car-parking spaces. Lisney is seeking offers around £350,000 for the buildings which are occupied by Grayling Public Relations at a rent of £30,000 per annum.

Lisney is looking for about £240,000 for a three-storey over basement building at 6 Cope Street, Temple Bar. It is let to a restaurant at a rent of £18,750 per annum with three yearly rent reviews.

Patrick Nash of Lisney, who is handling both sales, recently secured £478,000 for a Georgian office building at 64 Leeson Street which is let to Young Advertising on a long-term guaranteed lease at £47,000 per annum. The price reflects a yield of just under 9 per cent net of costs.
