One of the retro-style Kilteragh Pines bungalows off Westminster Road, Foxrock has come on the market, carrying a pre-auction guide of £675,000 (€857,073) with Daphne Kaye & Associates.

This highly-regarded development caused quite a stir when first built, because of its "American suburbia" flat-roofed houses and exceptional landscaping.

Errigal is a two-bedroom bungalow with 3,000 sq ft of living accommodation, custom-designed for the owners in 1975 on a quarter-acre site. Family flown, they were looking for a house with fewer bedrooms, more reception space and very high ceilings to accommodate their chandeliers and substantial period furniture pieces. Hence there are just two double bedrooms, both with dressingrooms and huge en suite bathrooms. The integral double garage has full planning permission for two further bedrooms.

Just about every room in Errigal has doors out to a flagged courtyard - one of its most attractive design features. Accessed through an ivy-covered stone arch inside the development, the redbrick house is at the end of a long driveway with lawns on either side. All the expected modern conveniences are included, such as intercom, electronic garage doors and an alarm system.

Errigal has been maintained in mint condition, and while a more up-to-date kitchen will be a priority, newcomers may generally just need to put their stamp on the property. The reception hall with cloakroom off it is exceptionally large, as are the connecting 700 sq ft drawing and diningrooms - the size of many two-bedroom apartments. Ceilings are high and picture windows open from both rooms to separate garden terraces.

A big family sittingroom has fitted shelves and access to a terrace, and there is also a study. While the large kitchen with ceramic-tiled floor and a utility room off it is perfectly serviceable, a new owner may want to upgrade it.

Both bedrooms have dressingrooms and en suite bathrooms. The bathroom off the main room has a sunken bath, his-and-hers wash-hand basins and a separate shower. Outside, the double garage has a high ceiling and plumbing, so should be relatively easy to convert.

The gardens are prettily arranged, with raised brick planters and an illuminated water feature. Kilteragh Pines residents have the communal use of a formal Italianate garden at the centre of the development. This and the general areas are maintained at an annual service charge of £1,000.
