There is a full-size tennis court tucked away in the grounds of 71 Park Avenue in Sandymount, but the garden is so long, you can't actually see the court from the house.
Four hundred feet long, to be precise, and west facing, it has a vast stretch of lawn and the remains of a flower and kitchen garden way in the back.
It's the finest garden on the market in Dublin 4, says Simon Ensor of Sherry FitzGerald, which has put an AMV of €8.5 million on the semi-detached property which will go to at auction on April 30th.
Those who aspire to move to this quiet leafy road off Sydney Parade Avenue will know that the best houses are those with gardens that run all the way down to the railway line. There are only seven of these, and they rarely come on the market.
According to Ensor, Park Avenue is the preferrred address for those who don't want the razzmatazz of Ailesbury Road, or the stratospheric prices of Shrewbury.
