SANDYMOUNT: €1.5M:APART FROM the appeal of its just-off Sandymount Green location, number 10 Newgrove Avenue has light, space and a thorough refurbishment going for it. Originally a three-bedroom Victorian house built in the latter half of the 19th century, the recently completed work has added a coolly contemporary L-shaped rear kitchen/breakfastroom as well as a new, full-height top floor with two additional bedrooms and views all the way to the foothills of the Dublin mountains.
Semi-detached, carpeted throughout and in walk-in condition, the house is a happy blend of state-of-the-art convenience and retained Victorian features.
Spread over 260sq m (2,800sq ft) of floor space it has five bedrooms, two reception rooms and a kitchen/breakfastroom.
Peter Kenny of Colliers Jackson-Stops, encouraged by last week’s after-auction sale of a similar house in nearby Claremont Road, will auction 10 Newgrove Avenue on October 28th. The AMV is €1.5 million.
The care given to refurbishment detail is seen in the restored jewel-like reds and blues of the front door fanlight and in the retention of the original glass in the sash windows.
Once inside, a rich cream on the walls works well with pale porcelain floor tiles which follow through from the hallway to the newly added kitchen-cum-breakfastroom. All is light here, with white quartz worktops catching the sun through a partially glass roof.
A feature wall is made from brick and stone reclaimed when an earlier extension was pulled down and the kitchen fittings are of walnut.
The house’s origins come most interestingly to life in the interconnecting reception rooms. Opened up to lead via a curve of steps to the breakfastroom, the entire space has pleasant backdrop views of the rear, walled garden. Matching marble fireplaces are original, as are the wide-plank timber flooring, plasterwork and shutters.
The family bathroom is on the first return while three of the bedrooms, including the rear-facing main bedroom, are off the bright, Velux-lit first floor landing. Two have creamy coloured, original cast-iron fireplaces. The third floor, with its eaves storage, bathroom and two bedrooms, is an adaptable space which could be used as a separate suite.
