A large detached Victorian house, Avoca Lodge, at Avoca Avenue, Blackrock, Co Dublin, has been sold at auction for £3.1 million - easily a record price for the road. There were four bidders at the auction when bidding opened at £1.8 million. The joint agents, Allen & Townsend and Allen & Kennedy, had originally quoted a guide price of over £2 million for the two-storey over garden level house which stands on 0.8 of an acre of gardens.

It has three large reception rooms and four bedrooms. At the lowest level there is a range of rooms including a family room and a spacious kitchen.

Elsewhere in south Dublin, Davin Auctioneers sold Wilford House and lands in Shankill, a six-bedroom house on seven acres, after auction for a price believed to be around £2.75 million.

In Dun Laoghaire, Racefield Lodge, at Lower Mounttown Road, a one-bedroom lodge house, was withdrawn at £150,000 and sold later for a higher price through Lisney.

At 22 Longford Terrace, Monkstown, a three-storey over garden level period house was withdrawn at £850,000 by Lisney, which is quoting £925,000.

Lisney is seeking £345,000 for 22 Richmond Park, Monkstown, a three-bedroom detached house, following its withdrawal from auction.

In Blackrock, Rathpeacon, Newtownpark Avenue, a detached house on 0.25 acres, was sold at auction for £770,000 by Daphne L Kaye & Associates.

Also in Blackrock, St Finbarr's, a five-bedroom semi-detached house at 15 Proby Square, was sold at a Lisney auction for £450,000.

In Kilternan, Co Dublin, Glenacre, a four/five-bedroom bungalow on an acre at Glencullen, was withdrawn by Jackson-Stops, which sold it later for over the guide price of £525,000.

In Booterstown, Co Dublin, 12 Trimleston Avenue, a four-bedroom semi-detached house was withdrawn at £305,000 and sold later through Lisney.

In Palmerstown, Dublin 20, Montsarrat, on Woodfarm Avenue, a four-bedroom detached house, was withdrawn at £342,000 and sold later for a higher price through Douglas Newman Good.

North Dublin

In Howth, a three-bedroom house, Aberfoyle, at Balkill Road, was sold prior to auction for over the guide price of £650,000-plus by Douglas Newman Good.

In Sutton, 3 Offington Avenue, a four-bedroom detached dormer bungalow, was withdrawn at auction and is under negotiation through Gunne Residential.

A four-bedroom bungalow at 56 Offington Lawn, Sutton, Dublin 13, was withdrawn by Sherry FitzGerald.

A three-storey three-bedroom period house at 2 Fortview Avenue, Clontarf, Dublin 3, was sold at a Gunne Residential auction for £286,000.

In Artane, Dublin 5, 6 Brookwood Park, a four-bed semi-detached house, was sold at a Lisney auction for £300,000.

In Raheny, Dublin 5, 21 Cedar Walk, a five-bedroom detached house was sold at auction for £416,000 through Flynn & Associates. A four-bedroom semi-detached house at 263 Howth Road, Killester, Dublin 5, was sold at a Gunne Residential auction for £415,000.

Joint agents Lisney and Hooke & MacDonald are quoting £1.6 million for Wellfield, St Doolagh's, Malahide Road, Dublin 17, a four-bedroom house on three acres, with a tennis court and swimming-pool, after it failed to sell at auction.

In Garristown, Co Dublin, a cottage on an acre, Pluckhimin, was withdrawn at £90,000 by Ronald Duff & Associates, which sold it later for a higher price. In Chapelizod, a two-bedroom end-of-terrace house, Vale View, 6 St Martin's Row, was withdrawn at auction by Lisney which is now quoting £250,000.

A site adjoining 1 Wrafters Lane, Crumlin Road, Dublin 12, with full planning permission for a four-bedroom detached dwelling, was sold at auction for £78,000 through J H North.

Dublin 6 and 8

A two-storey over garden level Victorian house at 2 Rostrevor Terrace, Rathgar, was withdrawn by Gunne Residential, which is seeking £1.5 million.

In Dartry, a five-bedroom detached house, Inchavore, 8 Temple Road, was sold at auction for £1.170 through Lisney.

The same agent secured in excess of £350,000 after auction for 87a Rathdown Park, a four-bedroom semi-detached house in Terenure. In Templeogue, a four-bedroom semi-detached house at 1 The Walk, Cypress Downs, was withdrawn at a Sherry FitzGerald auction which is now quoting £500,000.

In Dublin 8, a two-bedroom terraced house at 3 Walworth Terrace, Portobello was withdrawn at £330,000 and sold later for a higher price through Gunne Residential.

Wicklow

The Old Rectory, in Dunganstown, Co Wicklow, was withdrawn at £1.5 million and is under negotiation.

In Greystones, a four-bedroom detached residence, Rochfort Lodge, Portland Road, The Burnaby, was withdrawn at auction and agents H J Byrne are now quoting in excess of £600,000.

A bungalow with beach access, Crannog, in Brittas Bay, was withdrawn at £250,000 and is under negotiation through Clarke Auctioneers.

In Enniskerry, a four-bedroom bungalow, Carafell, on an acre at Ballybrew, was withdrawn by Douglas Newman Good which is seeking £550,000.

Sherry FitzGerald is quoting £760,000 for 87 Eagle Valley, Enniskerry, a five-bed detached house, after it was withdrawn from auction.

Provincial

In Co Kildare, 90 acres at Tirmoghan, Donadea, Co Kildare, was auctioned in two lots by Coonan: Lot 1: 30 acres sold for £225,000 while Lot 2, comprising 60 acres, was withdrawn at £420,000.

Also in Co Kildare, Andrew J Nolan sold 19.2 acres at Lipstown, Narraghmore, at auction for £230,000.

A four-bedroom detached house on 0.4 acres, Elsinore, at Racehill, Ashbourne, Co Meath, was sold at auction for £380,000 by Ronald Duff & Associates.

Still in Co Meath, Delphi Lodge, a three-bed bungalow on an acre at Donaghmore, Ashbourne, was sold at auction for £265,000 through Ronald Duff & Associates.

A two-bedroom semi-detached cottage at The Commons, Navan, Co Meath, was withdrawn at £80,000 and is for sale by private treaty through Smith Auctioneers.

A three-bedroom farmhouse on two acres, Lerrigh House, Donaghpatrick, Navan, Co Meath, was sold at auction for £275,000 through Raymond Potterton.

And again in Co Meath, a 132-acre non-residential farm was withdrawn at £800,000 and sold later for a higher figure through Raymond Potterton.

Joint agents Lisney and Duncan Auctioneers secured £500,000 at auction for Portnashangan House in Mullingar, Co Westmeath, a farmhouse on 22 acres.

In Co Laois, an 84-acre residential farm at Rossbawn, Ballaghmore, was withdrawn from auction at £250,000 and sold later for £300,000-plus by Ganly Walters.

In Co Tipperary, Clonmore House, Ardmayle, Cashel, a large house on 120 acres, was auctioned in two lots by JacksonStops: Lot 1: the house on 60 acres was sold for £520,000. Lot 2: with 60 acres was withdrawn and is under negotiation.

In Co Cork, Michael H Daniels & Co have achieved in excess of £600,000 by private treaty for Merton, an eight-bedroom Regency-style house on 2.5 acres in Cobh. The property includes a separate two-bedroom former coach-house.

Lisney is seeking £450,000 for Creek Lodge, at Belgooly, Kinsale, a two-bed house with three self-contained units, following its withdrawal from auction.

Commercial

In Dublin 2, an office building at 13-14 Burgh Quay was withdrawn at £8 million and agents Hamilton Osborne King are now quoting £10 million.

In Co Waterford, a three-storey office building at 12 Broad Street, Waterford, was sold at auction for £1.25 million through joint agents Quinn Agnew and John Rohan.

In Co Louth, Jordans bar/restaurant/bed and breakfast premises in Carlingford was sold at auction for £750,000 through Gunne Commercial.

A shop premises at 36 West Street, Drogheda, Co Louth, was withdrawn at £610,000 and is under negotiation through Robert B Daly.

Sherry FitzGerald Draper sold 5.7 acres of potential residential development land at Rosses Point in Sligo after auction for over £300,000.

A 1.86-acre site with planning permission for 63 apartments at Fort Ostman, Old County Road, Crumlin, was withdrawn at £2.8 million and is under negotiation through joint agents Hamilton Osborne King and Lawford.
