Baggot Street investment quoted at £750,000

An interesting retail investment at the corner of Baggot Street Lower and Pembroke Street Lower, Dublin 2, has come on the market through Gunne Commercial. Stefan Foster is quoting a guide price in excess of £750,000 for O'Briens Sandwich Bar and the adjoining Spectra Photo premises. O'Briens is paying a rent of £12,000 per annum and the rent is due to be reviewed next year. Spectra is paying £20,000 a year and the first floor is let to Pembroke Publishing at a rent of £6,760. The agents say the combined rent of £38,760 is expected to rise to around £50,000 in the forthcoming rent reviews. The total floor area is 932 sq. ft.
