Regaile is a three-bed semi-detached redbrick on Sandycove Road for €1.195m

Sandycove is a lovely spot. The prices here seem only to go up; but its appeal is apparent with a village feel similiar to that of Ranelagh, and the sea at the end of the street. Dalkey is down the road, and you’re spoiled for choice with shops, cafes and restaurants. “Regaile” fits right in. On Sandycove Road, it’s a semi-detached redbrick, set back from the road, with plenty of off-street parking. Built in 1928, it’s not exactly a period property, but you don’t miss out on good proportions, bay windows and lots of light.

On the ground floor, there’s an elegant hallway, and to the right, one long room flows from front to back, ending in a sun room, which looks out on to the pretty back garden. There is an open fire, and it’s been tastefully decorated and well maintained. You can imagine being as happy here, cosy in the winter, as you would enjoying the sheltered sunshine on the quiet back patio in the warmer months. The garden is on two levels, with a stone flagged patio and steps leading up to a pocket lawn bounded by gravel and shrub borders, plus a garden shed.

Provincial beach house style

The kitchen has an Aga, plenty of counter space and storage, and a high pitched ceiling with velux skylights. It’s done in a cross between French Provincial and beach house style, which works very well. There is also a utility/pantry room. A familyroom is fitted in between the hall and kitchen, and a final room with a wash basin on this floor has been used as an art room, but could also be a bedroom.

Upstairs are two large bedrooms, one of which is en suite, and a nicely done bathroom. Go up another flight and find a sweet attic room that has plenty of space for a bed, so you might be able to use that downstairs room for art projects – or as a study – after all.
