The move follows the purchase of a two-acre site at the junction of Little Water Street for a figure reputed to be over €11 million. The land was sold by the beef magnate Larry Goodman and has planning permission for a development of 27,870sq m (300,000sq ft) which includes 11,148sq m (120,000sq ft) of retail space, 2,787sq m (30,000sq ft) of offices and a multi-storey car-park with 300 spaces.

Superquinn is likely to occupy the main anchor unit of 3,251sq m (35,000sq ft). There is a further anchor shop of 2,787sq m (30,000sq ft) and 222 unit shops.

Sean Dunne favourite to buy two-acre vet college site in D4

Developer Sean Dunne has emerged as the favourite to acquire the veterinary college site in Ballsbridge, Dublin 4, now that he has gained control of the entire Jurys Doyle site.

Mr Dunne paid €260 million for two of the Ballsbridge hotels on a site of 4.85 acres and subsequently emerged as the preferred bidder for the Berkeley Court which stands on a site of 2.16 acres.

With more than seven acres now under his belt, the developer will be pitching hard for the remaining 2.02 acres which adjoin the Berkeley Court. Tenders close on November 30th.

Period house on half acre in Dundrum makes over €4.5m

Agent Finnegan Menton has secured over €4.5 million for Pirton, a detached period house on a site of about half an acre at Sydenham Villas in Dundrum, Dublin 14 with planning permission for 19 residential units. There is planning permission to convert the exiting house into three one-bedroom units and one two-bedroom home. The planners also approved a new three-bedroom townhouse adjacent to it and a new apartment block to accommodate 14 homes, 11 of them two-beds and three one-beds. Pirton is adjacent to the successful Rockfield apartment development carried out by Gannon Homes which achieved more than €200 million in sales.

Naas residential site makes over €13 million

A site for between 90 and 100 new homes on the Oldtown Demesne in Naas, Co Kildare, has been sold for over €13 million by commercial developers Jerry Conlon and Dermot O'Rourke. Joint agents Sherry FitzGerald O'Reilly and Coonan Auctioneers handled the sale of the 10.1-acre site. About 7.5 acres are zoned for residential use while the balance has been designated for an extension to a new primary school under construction on an adjoining site.

Firm to raise over €50m in funding for projects in Dublin

Ardawn Developments, the property company headed by accountant Pat Shine, is raising over €50 million to fund projects in the greater Dublin area. The company raised €56 million last February from private clients of NCB stockbrokers and this was combined with bank debt to provide a fund of €120 million for long term investment in development land.

Rathgar refurbishment building makes over €2.7 million

Douglas Newman Good Commercial has secured over €2.7 million for a two-storey, end-of-terrace commercial building at 44/45 Highfield Road, Rathgar, Dublin 6. The building has a floor area of over 906sq m (9,752sq ft) and is in need of complete refurbishment.

Over €2m for retail and office investment on Ormond Quay

Douglas Newman Good Commercial is quoting a guide price of over €2 million for a retail and office investment at 12 Ormond Quay in Dublin 7, which is for sale by private treaty. The mid-terrace four-storey over basement building has a two-storey building to the rear, is partially vacant and is producing €42,000 per annum. The ground floor retail unit is trading as Ormond Post Office under a nine-year lease from 2001.

€376 per sq m benchmark rent for D2 Georgian basement

Agent Atis Harrington Bannon claims to have set a benchmark rent for the basement of a Georgian building when it secured €376 per sq m (€35 per sq ft) for space in 13 Upper Mount Street, Dublin 2. The accommodation extends to 67.8sq m (730sq ft) and, with two car-parking spaces thrown in, it has been been let at €31,000.

The agency says the building has been superbly maintained: "It is certainly one of the finest Georgian basements in Dublin."
