RedevelopmentSite:  A substantial family house with large grounds ideal for redevelopment has come on the market at Westminster Road in Foxrock, Co Dublin.

Savills HOK is suggesting a price of over €7 million for the property which failed to sell at tender in October, 2006, when the guide price was over €13 million.

The house, Trefleur, is at the front of the site which covers an area of 0.67 hectares (1.65 acres). The land is zoned for housing and, according to the selling agent, there is scope for a "low density, high quality" housing scheme in the grounds. The indications are that planning permission may be obtained for two or three houses in the gardens.

The agent cites a number of other redeveloped residential developments in the area, including Kelston on the Leopardstown Road, The Grange on Stillorgan Road, Hollybrook on Brighton Road and Cairnbrook in Carrickmines. The Trefleur site has 100 metres of frontage on to Westminster Road and is opposite Westminster Hall, a three-storey apartment complex. It is close to the junction with the N11.
