Redevelopment LandA high profile development site in Kildare town is being sold by public tender on behalf of IDA Ireland on October 25th.

The 3.6-hectare site is at the Grey Abbey or Nurney Road interchange on the Dublin to Limerick road on the edge of Kildare town and opposite the Kildare Village outlet centre.

GVA Donal O'Buachalla is not issuing an AMV but says the property is expected to achieve a price over €10 million. It is zoned "Objective G2", to provide for an office and industrial development in the Kildare Town Local Area Plan 2002 which is due for review next year. The zoning permits a range of commercial uses, including warehouse, motor sales, hotel and offices, while uses "open for consideration" include convenience store, restaurant, pub, and petrol station.

The agent says the site also has potential for other higher value uses, subject to rezoning, including retail warehousing, and residential.

Kildare Village has proven to be hugely successful since its opening in July 2006 - attracting over 1.5 million visitors in its first year of trading. All 56 units are trading and tenants include Nike, Levi's, Pepe Jeans, Quiksilver, Coast, Monsoon, Karen Millen and Molton Brown.
