44% off Stillorgan convent

Bannon Commercial has dropped the asking price by almost 44 per cent to €2.25 million for a former convent at Stillorgan, Co Dublin.

Beech Park House, a villa-style property with a floor area of 1,120sq m (12,055sq ft) stands on a site of 0.28 of a hectare (0.7 of an acre) and was originally offered for sale last June at €4 million.

Robert McNamara of Bannon Commercial says it is likely to be of interest to a wide variety of users, including nursing home operators, language schools or professionals looking for a home and offices.

Site makes over 1.3m

Agent Savills is reporting one of the few sales so far this year of a commercial development site in the midlands.

Mark Reynolds of the agency has secured over €1.3 million for the former Lough Owel petrol filling station opposite Mullingar Regional Hospital on the Longford Road. It was bought by Tougher Oil which is mainly involved in oil distribution and petrol filling stations in Co Kildare.

The same agent says it is open to “reasonable offers” for the former McMahon Builders yard which covers an area of 0.85 of a hectare (2.1 acres) in the Lynn Industrial Estate in Mullingar. The original asking price was €4 million.

Designer to move to D6

Interior designer Helen Turkington is to relocate her home furnishings business to Terminus Mills at Clonskeagh, Dublin 6.

Ben Pearson of Bogle Estate had been quoting a rent of €80,000 for the two-storey office building which has a total floor area of 207.5sq m (2,233sq ft). The premises is located on the main Clonskeagh Road.

Garvan Walsh of Kelly Walsh advised the tenant.

€67,500 rent for shop

The Phillips Partnership is seeking a rent of €67,500 for a restaurant or retail premises at George’s Avenue in Blackrock, Co Dublin.

The ground floor space extends to 157sq m (1,696sq ft) and includes a kitchen and stores. There is a separate entrance to the upper floor where there is 89sq m (958sq ft) of office accommodation. The quoting rent is €24,000 per annum.

The building is between Main Street and the Blackrock bypass. The rent works out at €430 per sq m (€40 per sq ft) for the retail area and €270 per sq m (€20 per sq ft) for the offices.

Mothercare moves to Belgard

Mothercare Ireland has relocated one of its stores from The Square in Tallaght to the nearby Belgard Retail Park. The company has taken over a unit of 929sq m (10,000sq ft) formerly occupied by Banana Tree. This will be its 17th store in Ireland. Paul McCoy of CB Richard Ellis handled the letting.

Agent Vincent Finnegan Commercial is marketing an extensive retail premises at 37-38 Capel Street in Dublin 1.

€100,000 rent on Capel St

Robert Colleran of that agency is quoting a rent of €100,000 for the premises which has 482sq m (5,188sq ft) at ground floor and basement levels. It is beside the Louis Copeland store.
