DEVELOPMENT LANDTHE IDA IS seeking €4 million for a freehold development site at Swords Business Park in north Dublin. The rectangular-shaped plot of 0.97 hectares (2.4 acres) has 128 metres of frontage on to the M1 Dublin-Belfast motorway.

Selling agent Savills HOK says that the site offers a unique opportunity to develop a high quality commercial facility in an area with a high profile.

The zoning on the site will permit a range of uses, including general and light industry, an office development of less than 100sq m (1,076sq ft), special industry and transport depot.

The park is well established with occupiers including Total Produce, Hertz, Sonopress and Multiprint.

The park is about 3.5kms north of Dublin Airport and is accessed from the N1 at Seatown roundabout. The area is easily accessible to not only Swords town centre but the Dublin Port Tunnel and the M50. The new Metro North route is to run adjacent to the park.

Savills HOK says that a local area development plan being prepared is expected to set out further development proposals for Swords town and this may offer future development potential for the IDA site given its proximity to the planned Metro North service.

Commercial sites and buildings have been in steady demand in the Swords area in recent years because of its easy access to the main road network. A DHL premises on 13 acres in the Swords area was recently sold for €13 million.
