Drogheda site with planning for 150-bedroom nursing home for auction at €2m

Twenties Lane scheme had been offered for sale in June 2021 at guide price of €2.75m

Developers and investors involved in the delivery and operation of nursing homes may be interested in the upcoming sale of a ready-to-go development site in Drogheda, Co Louth.

Having failed to secure a buyer when it was offered to the market at a guide price of €2.75 million in June last year, the property is being put up for auction on the Offr digital platform at 10am on Thursday, May 12th, with a reserve price of €2 million. The site, which has full planning permission in place for a 150-bedroom nursing home, is being sold by agent CBRE on the instruction of receiver David O’Connor of BDO.

The existing planning permission provides for a nursing home facility in a part-two-storey, part-three-storey building with direct access from Twenties Lane (Louth County Council planning ref: 21871). The site is currently zoned G1 – Community Facilities “to provide for and protect civic, religious, community education, health care and social infrastructure” under the Louth County Development Plan 2021-2027.

The property occupies a prominent location on Twenties Lane and is 1.2km north of Drogheda town centre and within a short drive of the north county Dublin coastal towns of Bettystown, Laytown, Balbriggan and Skerries. The property is less than 3km from Drogheda train station and the 173 Bus Éireann route stops at Moneymore, both of which provide regular access to Dublin city centre.

Peter Garrigan of CBRE’s development land division says: “The subject site has terrific development potential, with planning in place for a large-scale nursing home, and should appeal to a wide pool of purchasers.”
