Two mixed use retail and office buildings in Dún Laoghaire and Blackrock are to be offered for sale in one lot or separately through CBRE.

Numbers 6/7 Marine Road in Dún Laoghaire, available at an asking price of €2,150,000, is a former hotel which has been converted into retail on the ground floor and offices overhead.

It is rented by three tenants, Nandos, Starbucks and Office Pods at an overall figure of €145,000 per annum.

Nandos has 10 similar outlets in Ireland, nine of them in Dublin and one in Cork.

The Dun Laoghaire investment offers a return of 6.45 per cent.

Number 21 Main Street in Blackrock, a mid-terrace three-storey over basement building with a price tag of €725,000 has Flexa, a children’s furniture store on the two lower floors and Ultrasound Dimensions overhead.

Even with one floor still vacant, the building is producing a rental income of €57,000 per annum which will show a yield of 7.52 per cent.

Emma Courtney of CBRE says the two investments will be of interest to anyone looking to tap into the growing retail recovery story.
