BRIEFS:Agent Lambert Smith Hampton is seeking tenants for fully fitted, high quality offices close to Phibsborough shopping centre in Dublin 7.

The office space is behind mock Georgian facades and is available in units from 255sq m (2,745sq ft) to 530sq m (5,705sq ft) at a rent of €156 per sq m (€14.50 per sq ft). Facilities include meeting rooms, private offices, open-plan areas, integrated computer network, boardroom, canteen and shower.

Kilcullen shopping centre for €2m

KildareGVA Donal O Buachalla is guiding €2 million for the Hillcrest shopping centre in Kilcullen, Co Kildare, which is for sale by private treaty. It is producing a rent roll of €214,000 from the predominantly retail complex with 23 units anchored by Centra. Other uses include restaurant/takeaway, creche, office, consulting rooms and three apartments. The investment will show a net initial yield of 10.24 per cent.

Terrisales opens at Pavilions centre

SwordsTerrisales, the hair accessories and salon supplier, has opened a new shop at Pavilions shopping centre in Swords. It is paying close to €100,000 for the 112sq m (1,206sq ft) unit under a new 10-year lease. Terrisales employs 17 full- and part-time staff in three other shops at The Square in Tallaght, Nutgrove in south Dublin and Dublin city centre. It was advised by Shane Cahir of CBRE while Cian McMorrow of Bannon acted for the landlord.

EBS building sells for €622,000

Dún LaoghaireThe Bannon agency has acquired on behalf of a client an EBS-occupied retail investment in Dún Laoghaire. A price of €622,000 was paid for the building which will show a net yield of 12.9 per cent. There is a further nine years remaining on the lease.

David Carroll of Bannon’s investment team said that “seldom do bank-occupied investments offer such attractive returns in good locations”.
