DMOD Architects have drawn up plans, which really seem to reinstate what the original fabric of the property was in its heyday, giving the house three bedrooms on the upper floor, a kitchen and living room on the ground floor and a drawing and dining room at hall level. There is also a rather large hall on the upper landing which could have a multitude of uses.

One of the real selling points is the large room at each level to the rear of the house, made possible by the unusual layout of the internal stairs, just inside the front door, rather than straight ahead as in most other houses of this era.

Original features

While appearing clinical in the photographs the house, a protected structure, has original period details, including sash windows, coving and ceiling roses, are all there. The property also enjoys a large rear garden on one of the most coveted roads in Dublin 6. There is also access from hall level to the rear garden via original granite steps.

New owners will have to apply for planning for a change of use, but this should not pose any great difficulties as Northbrook Road is 90 per cent residential.

The property, which has off-street parking for two cars, is selling through agent Colliers International for €1.7million.

Recent sales on Northbrook Road, include number two, which in 2014 sold for €2.45 million, and number three achieved €1.89 million in 2013. Number 23 sold in 2012 for €2.05 million. Around the corner on Dartmouth Square, numbers 26 and 58 achieved €1.72 million and €1.617 million respectively. Rents for properties in the area can be €5,000 a month.
