Restored in 2005, the row of four Regency townhouses at the junction of Upper Leeson Street and Burlington Road was rather grandiosely renamed Elysium Terrace and launched on the market for €4 million a pop. Separate basement apartments were a little cheaper, but as we all now know, not every asset appreciates, and No 99, which is at the end of the terrace, is on the market for €1.95 million by private treaty with Lisney. The development was a joint venture between Howard Holdings and the Monahan family (of Jurys Doyle hotel fame), and no expense was spared. Granite steps take you up to the entrance, and the house is laid out over three floors. There are four bedrooms, two on the entrance floor, and two at the top. The master bedroom is vast, running the width of the house, and is broken up with wardrobe space to create a dressingroom area.

This two at the bottom / two at the top arrangement means that the middle floor is given over to an extravagant drawing room/diningroom with windows at the front overlooking Leeson Street.

A breakfast room leads on to the contemporary kitchen to the rear, which also has an island unit and a breakfast bar.

Stairs from here lead to a complete change of pace, as a highly modern extension has been added at the back, with a glassed-in study area and roof terrace that has all the feel of a sky garden, and faces south to create a sun trap on balmy evenings.
