The owners of 25 Fortfield Square bought their three bedroom terraced redbrick house in 2006 as the first phase of the new mixed development in Terenure came on the market. The type of homes on offer in the development at the time ranged from apartments to five-bedroom detached houses.

This is a three storey: the main bedroom with its en suite and walk-in wardrobe is on the top floor; while two bedrooms, a double and a single, as well as a family bathroom, are on the first floor. At hall level there are two rooms, a livingroom to the rear and an eat-in kitchen to the front.

The family moved in when their three children were tiny – they are now teenagers and they are selling to move somewhere larger in the area. While they waited for the market to improve they extended all they could – building out at the rear to add a couple of metres to the livingroom and installing a €10,000 cabin style outdoor room in the garden which is used by the teenagers as a den. Not being particularly keen gardeners the south-facing rear garden has been laid with Indian sandstone and lined with planters.

Fortfield came on at the height of the market. Then, prices for the larger houses were well over €1 million. It was a different story when the final phase came on the market last year when the four-bedroom houses sold for about €645,000.

The owners of number 25 paid €725,000 in 2006.
