Four-bedroom duplex in Dublin’s south quays that began as a two-bedroom apartment


When owner Conrad Jones bought his third-floor two-bedroom apartment in 2008 in Butler’s Court, an eight-storey building at the ocean end of Dublin’s south quays, little did he know that as part of plans to trade up a year later he’d be trading down, quite literally, buying the apartment below and converting the two two-bedroom units into one big family-sized home.

He purchased the second unit in 2013 and, having discussed it with the board of management, got planning to open the two into a four-bedroom duplex.

Both floors have stunning views over the River Liffey and dockland landmarks including the Convention Centre that lights up at night, the arching curves of the Samuel Beckett bridge, the less lovely looking 3Arena and the shell of what was to be Anglo Irish Bank’s HQ, where the Central Bank is scheduled to move in 2016.

The duplex’s big selling point is the large picture windows in the open-plan kitchen/ dining room where the solid oak flooring originally floored the sitting room above. A glass balustraded staircase leads upstairs to an open plan space mirroring that below. It is a fine-sized livingroom.

Two of the four balconies overlook financial services provider State Street in the adjoining building. The position of the stairs blocks one of these from use.

There are two more doubles at this level, one a master. New neighbours dock on the quays intermittently, Jones says. “Sometimes you wake up and you’re looking into the wheelhouse of a yacht.”

The property, which has a C1 BER rating, is asking €825,000 through SherryFitzGerald and comes with two underground parking spaces.
