Dunedin Terrace faces Dunedin Park, a swathe of green with playing fields, walks and a five minute short-cut to Monkstown Village in south Co Dublin.  The terrace is part of Monkstown Farm, an older, council development of solid houses with good gardens.

Facing the park gives the Dunedin Terrace one of the best outlooks on Monkstown Farm and provides light and a feeling of openness to the interior of number 26, for sale through agent Vincent Finnegan.

The vendors bought this house 18 months ago, when they paid €307,000 for a house in woeful condition. They ripped it apart before redesigning and remaking it as a bright, contemporary home. The kitchen is new, so are the floors and, as the vendor says, “all of the unseen stuff like insulated walls and attic, the double glazed windows and new heating system.”

They “really enjoyed” remaking the house, so much so that they are selling to embark on another house project.

The floor space, measuring 88sq m (9479sq ft), has three bedrooms, a living/diningroom with kitchen off it, a sittingroom, family shower room and separate toilet.

The entrance lobby has been given a lively aesthetic, with floor tiles from Best Tile, Waterford. Similar "Moroccan Encaustic" tiles been put to use in the first-floor shower room and on a step to the rear garden.

A glass door leading from the living/diningroom to the rear garden creates the clever illusion of an outdoor room. The floor here, and in two of the bedrooms, is a wood laminate in a pale greyish colour; the walls and shelving are white.

The kitchen has two windows overlooking the south-facing rear garden (where there is enough space for a future extension) and has a hardwood breakfast counter with integrated cooking hob.

A small front room to the right of the lobby would make a nice study/den. It has dark, wood laminate floor and window over Dunedin Park.

Two of the bedrooms are to the front. The larger has mushroom-coloured walls, carpeted floor and deep, built-in wardrobes. The second has a wood laminate floor and darker beige walls. The third bedroom is to the rear and also has a wood laminate floor. An impressive shower room is ornately tiled in blue and white. The toilet, also tiled, is separate.

There is attic storage and a covered side entrance.
