Property: East wall upgraded and remodelled for €345,000

Two-storey extension adds plenty of light and space to terraced house in East Wall

The houses on Blythe Avenue were built in 1863 and the road itself used to be a much longer thoroughfare. Development over the years has truncated it to a small terrace of some 13 houses secreted away in a cul-de-sac that runs parallel to a CIE commercial train line serving Dublin Port.

It is an area that is hidden from view, but which is very close to the International Financial Services Centre (IFSC).

It is surrounded by industrial estates: Ossory to the west, East Point to the east, Portside Business Centre to the north and Castleforbes Business Park to the south.

The houses are mainly terraced two-up two-down properties with small gardens or backyards. Number 43 is a lovely example of a sympathetic yet simple remodelling. Over the last 12 years the owners extended and refurbished their three-bed property. It now measures 109sq m (1173sq ft).

They knocked the two principal rooms into one open plan space and installed a cast-iron fireplace. They also put in solid Rationale windows, which are essential to tune out the noise of passing cargo trains.

By adding a two-storey extension to the rear, the house now has a good-sized eat-in kitchen with wooden countertops and lots of additional light thanks to rooflights.

It is accessed from the living room by narrow French windows. Doors open out from the kitchen to the northeast-facing garden, which is decked and planted so feels private. To the back of the property there is a small shed for bikes and tools hidden from view.

In the upstairs part of the extension the owners installed the family bathroom and added a third bedroom which has lots of light.

The two original bedrooms are both good-sized rooms made to feel more spacious by unusually high 10ft ceilings. The master bedroom to the front is painted green.

As well as the three bedrooms an attic room has been added, creating a second space for teens to colonise or call their own. From its rooflights, you can even see the Spire on O’Connell St.
