Victorian terraced house with four bedrooms and sea views for €1.2 million


The new owners of 31 Strand Road, Sandymount, Dublin 4 are bound to have an opinion on what should happen to the red and white striped towers at Poolbeg because the house looks directly out over the water to these Dublin landmarks. Between these and the sea it’s a lovely atmospheric view.

The two storey over garden level house, with 268sq m/2,880 sq ft is for sale by auction on September 24th. The AMV is €1.2 million.

There are several sets of Victorian terraces along Strand Road. This one is distinctive because each of its houses has a large, mostly glazed porch and, credit to the long-ago builder, they have stood the test of time. The porches are both decorative and useful in that they provide a welcome shelter from the sea breezes for the front door and hall.

The current owners have lived in number 31 since the 1980s and are now downsizing from the four-bedroom house.

They have, though, updated over the years, installing a new kitchen downstairs – painted timber units with a large stone topped breakfast island – and updating the bathroom. So other than updating the paint colour scheme there seems little to do.

At hall level are two large interconnecting rooms with original features – except for the sash windows which have been replaced. Upstairs, the three bedrooms on the first floor are doubles and the family bathroom acts as an en suite for the back bedroom.

There is a separate shower room. At the top of the house is a large attic room which was already there when the current owners moved in.

Unusually, it has a gable wall with a picture window with views of Dún Laoghaire and the Wicklow mountains, as well as a line of Velux windows in the roof. As a room, it's underused right now but if it's not needed as a bedroom it would make a fine home office or work studio.

Down at basement level, the kitchen is to the front and the space has been opened up by knocking through to the rear reception room.
