New phase of quality homes at Terenure Gate retain launch prices

Second phase of development includes wide range of homes from €440,000 to €895,000

Terenure Gate, beside Presentation Primary School on Terenure Road West, is a small development of 51 units comprising 29 three-bed plus study houses, 11 two-bed apartments and 11 three-bed duplexes, was launched last March with ready-built homes and the apartments and duplexes sold off-plan.

Six months later and Laurence Keegan’s Kimpton Vale is launching phase two, which comprises 12 houses, three own-door apartments and three duplexes.

Apart from a small rise in the asking price of the end-of terrace two-bed apartments, the prices for all the remaining housing stock – the mid-terrace apartments, the three-bed duplexes and all house types – is as per launch.

The two-bed apartments measure 82sq m/893sq ft in size. The mid-terrace units are asking €440,000. The end-of terrace units have risen in price from €450,000 to €460,000. The three-bed duplexes, also mid- and end-of-terrace, 128sq m/1,388sq ft in size, are asking €595,000 for the mid unit and €605,000 for the two end-of-terrace units.

Those concerned about noise transfer should know that there is a 150mm/6in layer of sound-proofing between the ground floor apartments and the three-bedroom duplexes which are above the two-beds.

There are 17 houses in total available – five of which carry over from the March launch – and the sale include the refurbished detached gate lodge which is asking €700,000. The three-bed period property measures 113sq m/1,225sq ft.

Granite lintels

The new builds are all redbrick fronted with granite lintels. Of the 12 houses in phase two there are two, 2/3-bed semis each asking €675,000.

There are six type-A houses. The two mid-terrace, 3-bed plus study homes, measure 189sq m/1,991sq ft and are asking from €850,000. The four end-of-terrace units of the same size are asking from €895,000.

There are eight type-B homes, all of which are mid-terrace, measure 156sq m/1,679sq ft and asking €785,000.

The kitchens are by Kitchen Elegance but do not include any of the appliances that feature in the two showhouses, tastefully decorated by Helen Turkington.

Other new homes developments by the company include most notably Collegewood, Collegefort, Park View and Talbot Downs and Talbot Court, all in Castleknock. The firm also did Eagle Valley at Powerscourt, Enniskerry and Windmilll at Porterstown.
