New homes: Smart cash incentive for buyers in Finglas

New three-bed Heathfield houses come in three styles and offer money back once bought


In order to encourage house building, a new Government scheme allows builders in Dublin and Cork – of houses in a certain price bracket – reclaim their development contribution charge.

In a novel approach, Coshan Group has been quick off the mark in offering to pass this saving on to buyers of new homes in their Heathfield scheme in Finglas, Dublin 11.

This means that as soon as final contracts are signed on any of the 22 three-bedroom houses that go on sale this weekend, the buyers will receive €7,500.

Traditional offering

The traditionally-designed energy efficient A-rated houses are in three types and all are two-storey and feature redbrick and plaster exteriors.

Of the 22 currently available houses, there are four three-bed terraced townhouses with 111.5sq m (1,200sq ft) for €235,000.

A more traditional offering is the 12 three-bedroom semi-detached houses which at 111.5sq m (1,200sq ft) are the same size and cost €240,000, while the six double-fronted three-bedroom houses have 109.6sq m (1,180sq ft) are €245,000.

Buyers can see the finish in the showhouse which features an integrated kitchen, panelled doors, tiled bathrooms and an en suite off the main bedroom. Bedrooms have fitted wardrobes.

Summer completion

A patio door in the kitchen opens out to the rear garden which will be under lawn. PV solar panels at roof level should help reduce overall electricity consumption and save on energy bills.

Each home has parking to the front for two cars – a feature that is no longer the norm in many new estates in Dublin.

Buyers are likely to be firsttime buyers looking for a new-build in an established estate.

Heathfield, which is located on the Cappagh Road in Finglas directly opposite Cappagh hospital, was originally a Manor Homes estate and when Coshan took over there were still 80 houses to be built on the site.

These 22 houses will be ready to move in to by this summer with the rest of houses to be built later this year.

The showhouses will be on view this weekend on Saturday and Sunday through joint selling agents Kelly Walsh and Galvin Property.
