New homes on the hill in Wicklow from €195,000

Mix of terraced and semi-detached houses at Wicklow Hills in Newtownmountkennedy

The population of a Co Wicklow village is about to grow with a new development of houses at entry-level prices for first-time buyers.

There are big plans for Wicklow Hills, a short drive from the main street of Newtownmountkennedy. The development, by the family-owned Tower Homes, has been 10 years and €150 million in the making.

The plans include 30 acres of central parkland, a fitness trail, community football pitches, a fishing lake, wildflower meadows, a creche and childcare facilities. The developer plans to build around 80 houses per year for the next decade.

Thirty homes are on sale in phase one, but agent Ross McParland of Sherry FitzGerald says if those are snapped up quickly, he would expect another 30 to come to the market soon after. Buyers will move in from August to early 2016.

Five house types are available in phase one: a mix of terraced and semi-detached houses, from the two-bedroom mid-terrace that is 85.7sq m (922sq ft) and priced at €195,000 to the four-bed semi-detached that, at 125.38sq m (1,349sq ft), is priced at €269,000.

“The prices are cheaper than in places like Lucan while being in Wicklow, the great outdoors of Dublin,” says McParland.

The homes are modern and comfortable with plenty of living space. The contemporary kitchens have lacquered-finish gloss doors and high-gloss acrylic worktops. Double patio doors connect the dining area to the grassy rear garden, which comes with a wooden panelled fence. There are cobbled front driveways with ample parking.

The houses have A3 energy ratings, A-rated gas-fired boilers and solar panels to heat water. They are covered by the 10-year HomeBond Structural Guarantee Scheme.

Buyers will have easy access to Dublin via the N11 and M50 and Dart/train links from Greystones. The elevated site is on the Roundwood/ Glendalough Road and is just on the other side of the motorway from Greystones and Delgany.

Four show homes will be on display on Saturday, April 25th, and Sunday, April 26th, from 2pm to 5pm.
