Red brick/granite four-bed semi-detached house overlooking St Michael’s College


Number 12 Ailesbury Wood is a four-bedroom semi-detached house that overlooks the playing fields of St Michael’s College to the rear, making it perhaps the perfect home for an ageing alikadoo such as fictional character Ross O’Carroll Kelly.

The semi-detached property, which has a red brick and granite facade and box bay windows, is one of a small development of 15 houses built by Davy Hickey Properties in 2003. Designed by Crean Salley Architects, the house is situated on a mews road that runs parallel to Ailesbury Road.

The house, which measures 185sq m (1,990 sq feet) is for auauction through Lisney with an AMV of €1.4 million – a price that will test the appetite and depth of pockets of 2014’s house hunters.

Off the spacious tiled hall is a set of glass double doors that open into a fine-sized formal sitting room with a gas inset marble fireplace, oak floors and dual aspect windows that include the box bay to the front.

A formal diningroom, a smaller room, also has oak floors, a gas inset fireplace and double doors that open out to a small southwest facing sandstone patio, that seems a little dated for contemporary tastes.

The adjoining kitchen has a dining area that overlooks the rear patio and a kitchen area with black polished granite countertops.

One big space
Given that very few people use their formal dining rooms any more, opening up these two rooms to create one big space would make sense for the new owners. This would really take advantage of the westerly aspect to the rear and the fact that the playing fields are quiet in the evenings and at weekends – except when there is a match on and Ross might be tempted to invite the “goys” round.

There are four bedrooms on the first floor. The master bedroom is a lovely space to the rear of the house. It has a round window and access to a very private decked balcony. There is a small walk-through wardrobe that has a hotel feel to it, right down to the fact that a small safe is included in the shelving.

The house, currently empty, is eminently rentable and has operated as an investment property since it was built. Before the last tenants moved out it was generating a monthly income of €3,990 for its owner.

Ailesbury Wood is overseen by a management company, who last year billed €2,100 for their services.

The auction will take place on February 12th in Lisney’s new premises in St Stephen’s Green House on Earlsfort Terrace.
