McHugh family set for a big flip in D8

Killart granted planning permission for scaled-back 19-house proposal


Killart, a development company in which Karl McHugh, a son of the late Kevin McHugh of ‘Atlantic Dawn’ fame, has a 25 per cent shareholding, was granted planning permission in August for a new development at the junction of Clonkeen Road and the N11 in Dublin 18.

The proposed development comprises 19 two- to four-bedroom houses, ranging in size from 74sq m to 196sq m. The development has been scaled back from Killart’s initial plan, last year, for 17 four-bedroom houses, which was refused by planners.

The Killart proposal is just one of a number of new housing schemes planned for the area. Kingscroft Developments, a subsidiary of Abbey plc, has submitted an application to build 14 four-bedroom houses on the site of a derelict bungalow adjoining Killart’s lands.

Also on Dublin’s southside, McHugh is involved in another development. Along with his sister, Noreen, and brothers Paul and Kevin jnr, McHugh acquired 42 and 43 Harrington Street, Dublin 8, two adjoining three-storey-over-basement properties near the junction with Camden Street.

The properties came on the market in 2013, comprising 18 units with a large communal yard to the rear, accessed from Grantham Place, at an asking price of €1.15 million. Number 43 Harrington Street has since appeared as having sold for €1.05 million in the property price register, which likely included number 42.

McHugh applied for permission this year to construct two new three-storey mews properties to the rear, each with two en-suite bedrooms and two parking spaces. In addition to the proposed mews properties, the two original houses are set to be reconverted into luxury three-storey homes with private gardens.

The basement of number 43 will be converted into a one-bedroom apartment, while number 42’s basement will remain in use as a dental surgery, as this unit is subject to a sitting tenancy.

Planning is still under way, with new information submitted about the development in recent weeks.
