Luxury and tranquility by the Phoenix Park for €1.5m

This six-bedroom mock Tudor house in Castleknock is generously proportioned and has high-spec interiors including handmade Chalon units and Versace tiles

This mock Tudor house is a stone’s throw from the Castleknock gate of the Phoenix Park in Dublin.

The detached house once belonged to developer Donal Caulfield of LM Developments, a building company many remember for the raunchy ads it ran for properties in Belmayne, Donaghmede, featuring then pop star Louise Redknapp and her husband, ex-Liverpool footballer Jamie Redknapp.

In 2008 Silverdale was put on the market with a price tag of €2.75 million.

The house was sold in August 2012 for €785,000, according to the Property Price Register. Now it is back on the market asking €1.5 million through agents Lisney.

The three-storey property measures 325 sq m (3,498 sq ft). Proportions are generous. It opens into a sizeable hall and the kitchen spans the width of the house. It has handmade Chalon units with polished granite countertops, a gas-fired Aga range and double drawer dishwasher by American company Fisher and Paykel. Sliding doors open out to a low-maintenance paved and planted garden, which has a large water feature.

Statement staircase

Sliding doors glide back to reveal a big sittingroom with a gas fire inset and reclaimed wood panelling feature wall. It also has a den, accessed via another set of siding doors.

The house has a statement staircase with barley sugar balustrades drawing the eye up to the first floor where there are two double bedrooms, one roomy single – currently used as a home office – and a very spacious master bedroom that includes a walk-in wardrobe that would pass muster with any clotheshorse. Clothing and accessories are hidden behind multiple mirrored doors that can also be concealed behind sliding doors. The windowed ensuite has Versace tiles, a Jacuzzi bath, separate shower and his and her sinks.

On the second floor there are two more bedrooms, one of these remains a spacious home gym. These rooms have great views into the Phoenix Park.

The house is built on an east-west axis with the front facing west. From the spacious back garden you can see some of the park’s many treetops.

On a still morning you can probably hear the pre-breakfast roars of the hungry big cats, lions and tigers in Dublin Zoo. That is if the hum of rush hour traffic sitting at the lights waiting to enter and exit the park just beyond the boundary of the property doesn’t dim out the wildlife.

The property has a B3 Ber rating and has off-street parking for several cars.
