The launch of the first of five houses in the new Manorglen Properties development in Dartry is bound to attract good interest. Not least because of its location on Temple Road which is one of Dublin’s priciest residential roads.
It is also situated on a site that lay vacant, causing much local curiosity since John Burns, the builder behind Ballsbridge’s Shrewsbury Square and now of Manorglen, bought it in 1978.
So for nearly four decades it has been a large grassy field beside St Philip’s Church – it has, as Burns’s son Johnny, who is managing the build, points out, been vacant through three recessions.
The first of the five houses on the two-acre site is Avanti, a striking contemporary detached house, very different from anything on this mostly Victorian road, and it’s for sale for €2.2 million.
Designed by MCORM Architects, and set back from the road, it’s determinedly modern with its Jura limestone and granite front exterior and floor-to-ceiling picture window. The split-level house has four bedrooms and covers 223sq m (2,400 sq ft).
Inside, it’s on three levels: off the hall, there’s a good-sized square livingroom to the front; up a half-flight of stairs, there are four double bedrooms, all with en suites, plus a family bathroom; and downstairs there’s an open-plan kitchen, livingroom and diningroom.
The painted timber kitchen (it’s a dull, light-sapping blue now, but that could easily be changed) is from Design House in Dalkey, with a cleverly concealed utility room hidden behind what look like pantry doors. A large triple-glazed south-facing sunroom to the rear opens off the lower level and completes the accommodation.
The interior finishes throughout are immediately attractive, from the smoked limed-oak wide-plank flooring in the entrance hall and downstairs area to the polished blue-grey herringbone limestone in the bathrooms.
The joinery is walnut, the rooms are zoned with smart electrics and there is underfloor heating throughout. Insert woodburning stoves in the fireplaces are some of the thought-through details that bring the house up to an impressive A2 building energy rating.
There are good-sized gardens to the front and back, and they benefit from being bordered by the original granite walls, which give a lovely atmosphere to the outdoor space.
For viewing, by appointment only, the mews-like house has been fitted out in typical plush showhouse/boutique hotel style, which is a pity because the property’s core design reflects a pared-back modern sensibility with a strong contemporary appeal. Mid-century modern furniture or contemporary Italian design would give the interiors the wow factor that the architects have given to the build.
The schemeThe Temple Road development has been cleverly worked out so that two houses, including Avanti, open directly on to the road while the three others share an entrance and are built around a courtyard, mimicking the original Victorian layout where there would have been a stable yard and outbuildings behind the big house.
The design inspiration for the development on the two- acre site, which wraps around one of the road’s original houses, spans more than 100 years. Avanti is obviously a 21st-century house, but the three large detached houses in the courtyard – to be completed this October – have design elements borrowed from the early 20th-century arts and crafts movement, while the final house to be built on the site, and the largest, will be an imposing 470sq m (5,090sq ft) Victorian-style redbrick, made to look like its neighbours on this Dartry road.
That house is due to be completed in June 2016. The price for Avanti is the only one as yet to be released.
Low densityThere was planning permission in the 1980s to put an apartment scheme on this site, followed by various ideas for a low-density housing scheme. This time around, the planners agreed to five houses instead of the requested six, and stipulated the architectural styles.
