Ardee Road is something of a secret street that runs parallel to the main drag of Lower Rathmines Road and feels a million miles removed from that artery’s bustling pace. Number 22 is a four-bedroom house that is part of a small terrace of 1930s redbrick houses.

The house, which measures 142sq m (1,535sq ft), has a C2 Ber rating and an asking price of €850,000 through agents Savills. Investors should note that negotiator Ivan Tuite estimates the property would achieve a rental income of about €3,000 per month.

Location

In terms of amenities the property couldn’t be better located. The street is bookended by schools, free-to-attend St Louis National School on William’s Park and fee-paying boys’ school St Mary’s at the city end. At certain times of the day, school run traffic may snarl up access.

Swan Leisure with its state-of-the-art swimming pool and gym facilities is very close, as are supermarkets, Rathmines library and the Swan Centre and cinema complex.

A house of a similar size with a south-facing back garden and an F Ber rating has an asking price of €600,000 through agents Bohan Hyland, while a three-storey-over-basement terraced property with an east-facing back garden in need of modernisation on Rathmines Road Lower has an asking price of €425,000 through agents O’Connor Shannon.
