Georgian simplicity on Leeson Street

Three-bed period townhouse for €1.9 million

The "a" part of the address and the location suggests 65a Upper Leeson Street might be a mews at the rear of a grand house. In fact it is the grand house, the address being an eccentric detail whose origins are lost in time.

It is at the end of a terrace of six similar houses on the road into the city centre, nearly opposite the junction of Waterloo Road.

The three-bedroom, two-storey over basement early Victorian, for sale through Lisney for €1.9 million, is not the only house on the block for sale – Lisney is also selling number 69 at the other end, for €1.95 million. And there has been other recent selling activity on the terrace, which is set back behind high hedging.

Two houses sold in 2014: number 65 for €1.91 million in June and number 67 for €2.2 million in April. So there’ll be a lot of new faces at the residents’ association meetings. And that sort of collaboration is no doubt encouraged by the people in this terrace – as tends to be the way when a number of houses share an entrance.

Indeed, several years ago the residents got together to greatly improve the communal area in front of the terrace so that it is now attractively landscaped and maintained and laid out for easy parking. Number 65a has the typically simple layout favoured in townhouses of the time. There are two fine interconnecting reception rooms at hall level, two rooms at basement level which have been knocked through to create a family room at the rear and an eat-in kitchen to the front, while upstairs there are three bedrooms, two to the front, one to the rear.

The bathroom is on the first floor return and there is a shower-room at basement level. The period features are striking and have been retained – from the highly decorative fanlight over the front door through to the plasterwork inside and the wide sash windows. Several years ago the owner replaced the original floorboards in the hall and reception rooms with salvaged French oak.

The south-facing back garden has a sandstone patio area, while the rest is lawn bordered by mature shrubs. One of the benefits of this comfortable and very smart townhouse in comparison to others on the terrace is that it has a pedestrian entrance at the rear with access to the Leeson Village development, where there is further parking.
