Ardara Terrace is located on Ennis Road in Limerick, which is one of the city’s most sought-after addresses. Number 2, a three-bay, two-storey over-basement property dates from about 1900. Now in turnkey condition, it has been placed on the market through agent Sherry FitzGerald with an asking price of €730,000.

The 200sq m (2,150 sq ft) house is currently home to Jeremy and Karen Beglin and their family. The location of the house allows the family walk to town, schools, the local tennis club, GAA grounds and Thomond Park.

After purchasing the property which was in office use in 2014 for €600,000, the Beglins gave the house an overhaul, installing new bathrooms, zoned heating systems, extra storage and carpets throughout.

The property also features a smart lighting system, installed at a cost of about €25,000. With four settings, which include bright, romantic and subdued, a switch in the main bedroom controls every light in the house, apart from those in the children’s bedrooms.

Further features include state-of-the-art surround sound in the basement where the couple have enjoyed lots of entertaining.

Period features

“It’s a really great house for parties. We have had many a dinner party in the basement, with lots of people around, while the children are fast asleep upstairs,” says Jeremy.

Beglin, who is originally from Buckinghamshire, recently sold his corporate relocation firm, Sterling Relocation, with 12 offices around the world.

“We have relocated thousands of people all over the globe – from India, Asia, the US and Europe, and I made a conscious decision to locate my family to Limerick. When you look at all the compromises, the quality of life here is superb for a growing family,” he says.

The four-bedroom property retains all its period features which are now combined with contemporary touches such as a double multijet bath in the family bathroom. Decor throughout bears all the hallmarks of a good interior designer. It was overseen by Karen, who works as a flight attendant.

“We loved the project so much we want to take on a larger property now to renovate. But we also want to stay in the area as it is so convenient,” says Beglin.

The property has two large gardens and off-street parking for three cars to the rear.
