Extended elegance in D4 for €2.35m

This spacious semi-detached redbrick in Donnybrook is in walk-in condition

In their 15 years at 12 Mount Eden Road, the family who own the Victorian semi-detached redbrick in Donnybrook have extended twice, landscaped both the front and back gardens, insulated, and updated the decor several times so that the house is in walk-in condition, giving new owners little to do.

The four-bedroom house with 300sq m (3,229sq ft) on the quiet road off Morehampton Road is for sale through Lisney for €2.35 million.

The first phase of renovation began as soon as the house changed hands in 2001. Originally a five-bedroom house, the small single bedroom to the front was converted into an ensuite and dressing area for the main bedroom. There are three further double bedrooms, one with an en suite, and there’s a family bathroom. A later improvement involved extending up into the attic to create a home office. When the current owners bought there was a small kitchen to the rear. This was knocked down and the area extended out and to the side to create a large eat-in kitchen and a good-sized familyroom jutting out into the rear garden. Five years ago a small extension was added to the side for a utility room and the side passage from the front was covered in and lined with the same cream gloss Alno units that are in the kitchen.

Between this wall of cupboards and the bespoke wardrobes and shelving in other rooms, this house is well served when it comes to storage.

The period look of the two interconnecting reception rooms has been kept to contrast with the modern look in the kitchen.

Elegant sittingroom

The front room is an elegant sittingroom with a bay window, high ceilings, and an attractive fireplace while the rear room is laid out as a formal diningroom. It opens via double doors and down a couple of steps into the kitchen extension at the rear. The floorboards in these rooms have been stained and polished while those in the hall have been replaced with tiling that continues through to the kitchen.

There is a garage at the end of the back garden opening on to Belmont Court, although the current owners tend to park on the street at the front.
