Dalkey €945,000Kenzai on Ardeevin Road in Dalkey is so named because the owner wanted to give it a contemporary name to suit the the house. Kenzai is also the Japanese word for hardwood which is apt because the three-bed Austrian Griffner Haus, built in 2006, is very much a wooden house.

According to the owner the timber frame of the house was up within five days but to finish the interior took another four months.

The result is a B3-rated house with exposed wooden beams and designer bathroom fittings. Sherry FitzGerald is asking €945,000 for the 175sq m (1884sq ft) three-bedroom house.

The kitchen/diningroom on the ground floor has a French-made Mobalpa kitchen in cream gloss with an island and iroko countertops. This room is full of top-end appliances including a Siemens double oven, five-ring hob, wine fridge, microwave and warming drawer and a Fisher Paykel dishwasher. There’s also an Amana glass-fronted fridge-freezer.

This room has a polished limestone floor and baseboard heating where the pipes are hidden behind the kickerboards .

The skylights and windows save the kitchen from having a bunker feel. The decked space off the kitchen was excavated out of the granite rock behind and is surrounded by high walls. The owner insisted that some of the granite be left exposed, which is a nice touch, and, he says, looks spectacular against the outdoor lights at night.

The downstairs guest toilet has a Philippe Starck Duravit round sink and toilet. A livingroom to the front of the house has access to the front garden which is cleverly landscaped in triangular sections of deck, gravel and neat shrubbery to mirror the shape of the house .

Upstairs there are three bedrooms, the main one is a good size and has nice views across to Howth through a triangular panel of windows.

The en suite has mini-travertine wall tiling, a duravit bath, square Villeroy and Boch sink and a circular shower.

The main bathroom has a big, egg-shaped sink, and a double power shower.

A second double bedroom is a good size and there’s also a third smaller single child’s room. The bedrooms all have glass-fronted fitted wardrobes.
