City views in ‘Googletown’ for €1.15m

Three-bedroom duplex in Ringsend comes with great views and two parking spaces

The “Googletown” moniker to properties in the Ringsend area of Dublin 4 has caused prices to soar in the Grand Canal quarter, Barrow Street and Ringsend.

Agent Savills is hoping that a tech executive will buy 505 Shelbourne Plaza, a three-bedroom duplex apartment of 167sq m (1,798sq ft) that was built by Elliott Construction in 2007 and is asking a cool €1.15 million. The property is well appointed but feels slightly masculine given the amount of walnut wood used in its decor. The doors, architraving and an open-tread staircase lit from a rooflight are all formed from this hardwood.

Entry to the duplex is on the fifth floor and opens into a stone tiled hall, with plenty of storage. The first of the property’s three bedrooms is at this level. It has an en suite. The very large utility next door would be better utilised as a playroom or study – all that is required is moving the condenser drier into the plant cupboard in the hall.

There are two more bedrooms on the first floor, both of which are en suite. From here doors lead out to balconies that leadto a communal roof space shared with four other apartments. A great big space with cracking views, its downside is that you have to pass directly in front of the bedrooms of the other apartments to access it. The terrace is adjacent to Ringsend bus depot, where work begins very early and finishes late.

The property’s strongest feature is the open-plan living-kitchen-diningroom, which has a south-facing balcony over 11 metres long. The views are compelling. From here you can see the greyhound track, the Gasworks, the Dublin mountains and Aviva stadium. It also overlooks the busy crossroads of South Lotts and Ringsend Road.

Thanks to the Schüco glazing, road traffic isn’t audible once back inside. The living space is the length of the apartment and comprises a fine sitting area focused around a raised limestone-surround Kal gas fire.

The dining area is at the other end, and hidden from view behind a contemporary take on the old-fashioned kitchen hatch is the smart kitchen, lit from above by a skylight.

It has vanilla gloss units, granite countertops and Neff appliances. From it you can also enjoy the landmark views.

The property comes with two parking spaces and has a B3 Ber energy rating. The annual service charge is €1,712.

Felicity Fox is selling a three-bedroom end-of-terrace duplex townhouse on South Dock Road, across from the entrance to Shelbourne Plaza. The 108 sq m (1,162sq ft) property is asking €395,000.
