Hollybank Road in Drumcondra is a popular location for trader-uppers who have outgrown their homes. Its proximity to the city centre, which is within easy walking distance, coupled with an abundance of restaurants and cafes, not to mention parks and schools, give this tree-lined road enduring appeal. This is reflected in recent sales along the road, which has a mix of both Edwardian and Victorian properties.

Number 107, at 145sq m (1,567sq ft), sold in 2014 for €780,300, while Number 101, with 137sq m (1,474sq ft), has just been listed as sale agreed – its asking price was €725,000. Number 71, which has 188sq m (947sq ft) sold in May 2016, though it has still not been listed on the Property Price Register. It had an asking price of €695,000.

Number 42, which has been home to the current owners for a decade, is now on the market through Sherry FitzGerald with an asking price of €725,000.

The 138sq m (1,485sq ft) property was completely renovated with the addition of a new extension in 2008.

Refurbishment

“The house was entirely pink when we purchased it, had awful aluminium windows and needed a lot of work” says the current owner.

After a complete refurbishment, which included new sash windows, restoration of the fireplaces, re-wiring and re-plumbing, the house feels almost new.

The extension, which added a large kitchen-cum-dining area on the ground floor, also expanded a bedroom on the return.
