New homes: Regency launches first of several new schemes

Hollywoodrath is a development of three and four-bedroom brick-fronted homes in Dublin 15 that launches today.

Developer Regency is a relative newcomer to the new homes market. Its directors Aodan Bourke and Patricia Hinch have worked as project managers on schemes such as Carrickmines Green in Dublin 18 and Alderwood and Belmayne in Dublin 13, and in recent years they have also carried out work for banks and for Nama.

This is their first scheme as developers with funding coming from Vestus Capital Partners.

The homes are designed by women for women, Hinch says. The mother-of-two, together with chartered surveyor Katherine Flattery and colourist and fixtures expert, Helen Byrne, fed ideas, expertise and experience to architect Gerry O'Rourke of McCrossan O'Rourke Manning architects to make these homes feel as spacious as possible.

Regency paid in the region of €13.5 million for the 67-acre site in 2014 and will be building 450 homes on the lands.

The first phase comprises 36 houses, 20 of which are being launched today.

Prices start at €285,000 for three bedroom semi-detached houses with a number of four-bedroom semis and detached four-beds also available.

Hinch says the properties will attract first-time buyers who “want a home where they can grow a family and put down roots”.

Price range

Of the 20, nine are three-bedroom semis 120sq m (1,292sq ft) in size and ranging in price from €285,000 to €292,500. Of the 11 four-bedroom homes, seven are semi-detached and measure 141sq m (1,525sq ft). These range in price from €330,000 to €345,000.

There are four detached properties. These measure 154sq m (1,668sq ft) and will be asking €360,000.

Across the road from Tyrrelstown, this estate promises to be less dense than the narrow and often three-storey styles evident in the established neighbour.

The houses here are all two-storey and set on broader plots so they are roomier inside.

All have cream Munster Joinery PVC windows throughout, limed wideboard laminate flooring, a painted kitchen by Kitchen Elegance, built-in wardrobes and fully tiled bathrooms. The showhouses have been fitted out by Arlene McIntryre of Ventura Design.

Roomy

The homes can be “linked”, or open plan, or “unlinked”, where the livingroom is separate to the kitchen.

In the four-bedroom homes the kitchen/ diningroom has more than enough space for a sofa to create a real familyroom.

The three-bedroom semis have two spacious doubles and a large single. The wardrobes in the master bedroom are recessed to make the room feel more spacious and it has an ensuite shower room. A floored attic offers scope to extend the living space.

The four-bedroom houses have three doubles and a large single. The scheme features cycle lanes and, when complete, will boast 11 acres of parkland, including a five-acre park in the middle of the estate and smaller, “pocket parks” throughout. The large park will include a playing pitch and separate playgrounds for small and larger children.

Each house has off-street parking for at least two cars. This first phase is due for completion in April. Tyrrellstown is a two-minute drive and there is a SuperValu, a Lidl, a gym, a pharmacy and cafes and restaurants there. Blanchardstown Centre and the National Aquatic Centre are both a five-minute drive.

Regency has also bought a site on the Scholarstown Road, Rathfarnham for almost €37 million, paying just under €1.5 million per acre for the Dublin 14 site, and has purchased a second site on Station Road, Portmarnock, so you can expect to hear more from them as the year unfolds.

The travel time to Hollywoodrath from the city centre is 30-40 minutes, off-peak.
