Views from Clifton Terrace sweep across Dublin bay, and the area oozes Edwardian elegance with the DART, local shops, and Dún Laoghaire just down the road. Number 4, which is for sale through DNG by private treaty for €1.75 million, is a stunner too – it just needs a little more contemporary convenience to make it perfect.
Most recently, it has been used as offices, but it’s on the market as a residential property. The rooms are very large, with gorgeous proportions, and many of the original features, including marble and tiled fireplaces, bell pulls, plasterwork, stained glass and wooden floors are intact. The light is lovely, and the house has a great atmosphere. What it lacks are bathrooms, and a decent kitchen, so there’s work to be done there.
On the other hand, there’s a whole self-contained flat with an additional two bedrooms at basement level, again in need of refurbishment. Next door, number 5 is also for sale, through Savills for the same price. That needs updating too, though in different ways, and it’s interesting for potential buyers to be able to compare. In number 4’s favour, it recently had a completely new roof put in, and the outside area at the rear is slightly larger. The house itself is a little larger too: 520sq m (5,600sq ft) to next door’s 497sq m (5,350sq ft), though at that size there’s really not much in it. There are things to fall in love with in both houses, so the best advice, is go compare.
