Dalkey apartment price was indeed too good to be true

When 1A Coliemore Road in Dalkey, Co Dublin, went on the market back in January 2012 asking €200,000, we asked if it was too good to be true. The two-bed duplex apartment overlooking the sea also caused a stir because it had a whopping service charge of €6,497 per annum.

A week later, after being deluged with calls from interested parties – despite the service charge, the agent Knight Frank put the asking price up to €360,000, saying they had got it wrong and had set the price so low to reflect the unusually high annual service charge “plus the fact that we understand there had been some previous title complications.”

It turns out that this revised price was also too good to be true because it has just gone sale agreed for a figure believed to be upwards of €600,000 as a result of keen interest from two parties. The agents says any title issues attached to this apartment have been resolved.

The new owner obviously hasn’t been put off by High Court proceedings , which have been ongoing since 2006, that were taken by a number of apartment owners, including X-Factor judge Louis Walsh, over alleged defective workmanship.
