THE LATEST house to come up for sale on exclusive Ailesbury Road in Ballsbridge, Dublin 4 comes with a sitting tenant – the Lithuanian Embassy.

Number 47 is on the market through Sherry FitzGerald, asking €3.25 million. One can imagine that viewings of the property may be tricky with an embassy in situ, but the Irish owners are pressing ahead with the sale.

A 438sq m (4,700sq ft) red-brick semi, spread over three levels, it is being sold subject to the existing lease for a term of nine years and nine months from September 1st, 2009, at a current rent of €204,000 per annum (with a landlord’s break clause four years, nine months after the commencement of the lease providing a minimum of nine months notice is given to its tenant).

What happens after that is up to the future buyer but the agents are suggesting it could be easily converted back to a five-bedroom family home subject to planning permission.

As well as two impressive looking, red-carpeted, interconnecting reception rooms, there are currently eight offices, a public waiting room, a kitchen and a lounge with patio doors to a good-sized back garden.

It remains to be seen how Sherry FitzGerald will organise viewings and if we’ll be seeing well-heeled buyers being discretely ushered through its electronic gates after dark.
