Boomtime five-beds at post-boom price in Carrickmines for €1.075m

Houses at Claremont development on elevated site with views across Dublin Bay to Howth

When Parkway launched the Claremont development, in leafy Carrickmines/ Foxrock back in 2007, the five-bedroom detached houses were on the market at €2.45 million, with their slightly smaller four-bedroom sisters at €2.25 million.

We all know what happened next, and the ravages of the recession were such that Claremont went into receivership and, of the 26 planned homes, those that were completed sold piecemeal at different prices, and the final four were left unfinished.

That's changed now, everything has been done, including the landscaping, and the last four, on one of the nicest parts of the site – elevated and with views across Dublin Bay to Howth – have been readied for market by Derreen on behalf of the receivers. They are ready for relaunch, this time with Colliers at €1.075 million each.

So what do you get for what amounts to a half price deal (if we allow peak boomtime prices to be the yardstick)?

Well fitted out, the 260sq m (2,799sq ft) houses have five bedrooms over three storeys, with three en suites, large kitchen/ dining spaces including sunroom, and three further reception rooms. There are Georgian-style doors, solar panels, polished stone worktops, stylish bathrooms, generous proportions and plenty of storage.

Each house has its own off-street gravel parking to the front, and enclosed patio garden with lawn and shrubbery to the rear.

Old walled garden

In addition to the views, houses on the Claremont development also share the old walled garden from the original estate house.

So you can sip your Pimms in the elegant surroundings, close your eyes and imagine yourself back in the 18th century – or even perhaps in the heady days of the early 2000s . . . whichever you prefer.

The area is enduringly popular with easy access to the Luas, M50, Leopardstown and Foxrock village. There’s horse riding, horse racing, golf and plenty of schools, shops and restaurants nearby.

No 5 is on view on Saturday, September 19th, and by appointment.
