Around the block: Dalkey waterfront site back on the market

One of Dublin’s more interesting sites has returned to the market, this time with an asking price of €1.05 million.

This is the third time that the waterfront location with uninterrupted views of Dalkey Island, Howth Head and Dublin Bay, for sale on behalf of receiver Tom Kavanagh of Kavanagh Fennell, has been on the market. Previous unsuccessful attempts to sell for €1 million were made in 2008 and then in 2011-2012.

Despite its best efforts for the past six years, Savills has yet to find a buyer for the 255sq m (2,745sq ft) waterfront site at Waterside on Dalkey’s Coliemore Road.

There is currently planning permission in place for a three-bed house on site. Time is of the essence, though, if those plans are to be realised, with the permission from An Bord Pleanála due to expire in May 2015.

The plans are for a split-level two-storey detached house with 189sq m (2,034sq ft) of living space with basement accommodation measuring 54sq m (581sq ft) to the rear, which would be accessed internally via access stairs and externally from the foreshore jetty. There is also planning in place for alterations to be carried out to the “as built” boathouse and slipway.

A foreshore lease is required from the Department of the Environment to construct and use these facilities, although Savills report that the Minister has given his consent to their use in principle.

A bigger challenge than securing the lease may come in finding a buyer, but the slight price increase would point to a renewed confidence in the appetite out their for leap-of-faith buys.
