Light, warmth and hi-tech by the sea in Sutton
Four-bedroom light-filled house for €1.25 million
This 240sq m (2,582sq ft) house was designed by architect Michael Mohan and completed in 2007. The current owners have moved to the UK and are selling it through Sherry FitzGerald for €1.25 million.
The address of 44F Strand Road is misleading as there are only two houses on this site which is to the rear of a larger house on the sea. Both houses are identical and share a long drive.
There is little evidence that Cois Ba is even six years old because it has been repainted and fitted with new carpets throughout. In fact the only tell-tale sign that it has had previous residents is the odd bulb gone here and there among the many recessed lights throughout. The travertine floors in the hallway and kitchen are like new as are the wooden floors.

The house is light-filled thanks to two atria, full-length glass windows and French doors in the dining and reception areas. The kitchen/dining area is large and bright with warm marble and limed oak flooring. All appliances are integrated giving a streamlined effect; they include an American fridge freezer, wine cooler and Miele dishwasher.
A large reception room, which runs across the width of the house, has lovely dark oak flooring, double French doors out to the rear patio in a light-filled atrium and a raised gas fire in Portland stone.
A well-shelved utility, family bathroom and a further reception room complete the ground floor and meet at a large hallway with a bespoke oak staircase which leads to the bedrooms.
There is strong attention to detail in the four bedrooms with feature windows, complete with hand-made shutters. Besides capturing light, the windows act as picture frames to elements in the mature garden to the rear and sea views to the front.
High-end sanitaryware and marble tiling in the bathrooms add to the modern feel. Cois Ba exudes good craftsmanship and has all the modern conveniences of surround-sound, a central vacuum system and under-floor heating.
The terracotta roof tiles and Rationel windows provide an overall warming effect.
